Review the property and verify the current FEMA Flood Zone.

The first step is to verify that the house/building is actually in contact with a FEMA high-risk flood zone. Many flood zone determinations rely on computer programs that map by proximity. In some cases we can show evidence that the house is not in a high-risk flood zone and an amendment to the flood map is not necessary. It is also important to study available preliminary flood maps that show scheduled updates. It does not make sense to challenge a Flood Insurance Rate Map when it is scheduled to be updated in the near future and shows the property outside the high-risk flood zone.

Compile all the documents required by FEMA for the Amendment.

FEMA requires multiple documents in addition to the elevation certificate to apply for a LOMA. This includes a copy of a Deed, FIRMette, Plat Map…etc. We help homeowners through the LOMA application process every day; know exactly what paperwork is needed and where to locate it.

Submit information to our FEMA account.

FEMA requires an account to submit a LOMA application online. You can set up your own account (free) or turn to us for help. We can quickly and efficiently complete your LOMA application. Because a LOMA officially amends the effective NFIP map, it is a public record that the community must maintain. Any LOMA should be noted on the community’s master flood map and filed by panel number in an accessible location.

Send you the completed LOMA document removing the structure from the FEMA high-risk flood zone.

Once a FEMA LOMA of Removal is issued, we will send you the document along with instructions on the next step. Simply forward the information to your lender and have them apply it to their Flood Zone Determination. A lender must apply the completed LOMA a determination and overturn the flood zone. This will drop the flood insurance requirement, and if you choose to have a policy, it will be available at a heavily discounted rate.
